Deep Clean & Reseal Service
A significant proportion of floors we are asked to quote for refurbishment need nothing more than a proper machine deep clean. Embedded residue dulls the surface and reduces grip, and routine mopping does not shift it.
Deep cleaning starts from four pounds fifty per square metre and frequently restores both appearance and friction without touching the seal. Where that is all a floor needs, that is what we will recommend.
There is a period in the life of every seal where a recoat costs relatively little and adds several years. Miss it and the lacquer breaks through, the timber begins taking wear directly, and only a full sand will do.
Recognising that window is the main practical value of regular inspection. A light abrasion and fresh coats take a couple of days and a fraction of the cost of sanding.
Court markings wear long before floors do, particularly along baselines and service areas. Most halls benefit from relining every two to three years, and left longer a hall starts to look neglected even where the floor beneath is sound.
Booked alongside a deep clean or recoat it adds very little, and it is the quickest way to make a tired facility look cared for again.
The gymnasium at The Bradfield Club had served generations and its floor wore every year of it. We sanded the original timber back to life, made the repairs it needed, then resealed and re-marked the space.
Community facilities work to tight budgets and cannot lose their halls for long, so the programme was planned accordingly and finished on the date agreed.

Much of Fife sits within a few miles of the sea, and a timber sports floor near the coast lives in damper air for more of the year than one inland. The boards absorb that moisture and widen a fraction, then give it up again when the heating comes on and shrink back.
A well laid floor is designed to do this. The expansion gap at the perimeter, hidden under the skirting or a cover strip, gives the timber room to breathe. Trouble starts when that gap has been filled by a later trade, or when a floor is fitted hard to a new wall during a refurbishment, because then the boards push against each other and lift in the middle of the hall.
We check the perimeter at every survey. If a floor in a seaside town is doming, the cause is usually found in the first few centimetres at the wall.
A quotation is only as reliable as the survey behind it, so we do not price a hall from a photograph or a phone call. The survey visit takes under an hour for most floors and produces a set of numbers.
We measure the room itself, then the depth of timber remaining above the tongue at a socket or an edge, because that decides how many sands the floor has left. We take moisture readings in the boards and in the slab where we can reach it, check the perimeter gap, and walk the hall for soft spots, movement and squeaks that point to the structure below. The seal is tested to see whether it is worn through or simply dull, and the markings are checked against governing body dimensions.
Those figures go into the quotation so a business manager in Fife can see what each price is based on.
A squash court floor is a different animal from the hall next door. It is usually a floating panel of narrow maple or beech strip laid over a resilient layer, with no fixings through to the slab, and the whole floor is designed to be sanded flat and kept unsealed or lightly finished for grip.
The common faults are boards lifting near the door, a dull grey surface from years of shoe rubber, and service boxes and the short line worn away. Players notice the moment the floor loses its bite, and a court that has become slippery empties quickly.
We sand the floor level, replace damaged strips with matching timber, re-mark the lines to World Squash dimensions and finish it to the specification the court was built to. Leisure centres and clubs across Fife with two or three courts usually have them done in a single visit alongside the main hall.
Fife brings us a mix of council leisure facilities, secondary school sports halls and university and college sport, with a good number of community buildings alongside.
Leisure centre work is generally about keeping the building trading. Closing a sports hall for a fortnight stops booking income immediately, so most of this work is done overnight, with the floor sealed at the end of a shift so it is walkable by opening time.
School halls follow the fixed term calendar. The recurring issue is halls that have gone a decade or more without a proper refinish, where the seal has worn through and dirt is now sitting in open timber. Left much longer the staining goes deep enough that sanding will not fully lift it.
Community and club buildings are the third group, and those old timber floors are usually in far better condition than they look under the polish.

Medina Leisure Centre is the closest for council and operator run sports halls. Booking income made a long closure impossible, so the work was programmed around the centre timetable, sealed at the end of shifts so the hall was walkable by opening, with dust extraction and screening keeping the rest of the building usable throughout.
Hornbury Academy in Wakefield is the better comparison for school halls: a floor in constant curriculum use that had gone well past its refinish cycle, with a fixed term date and no flexibility at the end of it.
Neither was technically unusual. Both were won on the survey, because knowing what was under the old finish before starting is what allows a fixed price and a date that holds.

Walk on it in clean soft shoes after 24 hours. Give it 72 hours or more before sport, benches, mats and post sockets go back into use, because the two pack seal keeps hardening for days. We write the exact dates into the handover note for your caretaker.

Yes. A pendulum test across the hall gives measured values at the doors, the busiest lanes and the court centres, and you receive a dated certificate. It is useful for insurers, for governing body affiliation and as a baseline for the next inspection.
Yes. Granwood blocks are sanded back, cracked ones replaced and a specialist epoxy coating applied with fresh markings. We test the bitumen bed beneath for asbestos before lifting any block, and the work is planned so that layer stays undisturbed wherever possible.
Lay a protective covering before the desks and chairs go in and lift it straight afterwards. It takes the scrapes that would otherwise need sanding out and costs far less than the repair. We advise on the right grade for your surface and on storing it so it does not mark the floor.
Our workmanship and the materials we apply, in writing with the quotation. A seal or marking that fails through our fault is put right at our cost. Water, furniture damage, dropped weights and cleaning with polish are outside it, and we explain those limits before you accept the price.
Yes. We survey the whole estate, rank the floors by urgency and cost, and set a rolling programme so one or two halls are done each year. You get one specification, one point of contact and a forward plan your finance team can build into the capital budget.
Not always, which is why we look at samples on the floor under your own lights before ordering paint. LED fittings change how shades separate, and two colours that look distinct on a card can merge in the hall. Ten minutes on site avoids that.
