Where a contractor cannot easily attend twice a year, specification should favour durability and low maintenance over marginal performance gains. A slightly harder-wearing finish that tolerates a longer interval is worth more than a superior one needing constant attention.
We take that into account when specifying for remote facilities, and set realistic maintenance intervals rather than ideal ones nobody will meet.
The further a facility is from its contractor, the more the daily routine matters. Most floor problems we attend in rural areas were caused by cleaning method rather than use.
We demonstrate the correct routine to whoever maintains the building, recommend products suited to the finish and the local water supply, and leave written guidance. It costs nothing and it protects everything.
When we travel to a remote facility, it makes sense to complete everything worth doing rather than the minimum. Inspection, deep clean, repairs, relining and testing can all be carried out alongside the main work at marginal additional cost.
Where neighbouring facilities coordinate, the mobilisation is shared between them and every organisation pays materially less.
The sports hall at St George’s had a Granwood block floor that decades of use had left dull and tired. Granwood cannot be sanded like timber, so we restored it correctly: careful preparation, a modified epoxy coating system and crisp new markings.
The school kept a serviceable floor out of a skip and spent a fraction of what replacement would have cost.

A full basketball court is 28 by 15 metres with the three point arc at 6.75 metres from the basket, the key 4.9 metres wide and the free throw line 5.8 metres from the backboard. Many halls in Mid Wales are too small for the full court, so the choice is a reduced court or a cross court layout for training.
We measure the hall, decide with you which layout serves the users, and set the court out from the governing body figures. The basket position, backboard overhang and run off behind the baseline all affect where the lines go, so they are checked before any masking is done.
Lines are painted between coats of seal, with the key filled in colour where you want the court to read instantly, and the whole scheme is agreed on a drawing first.
Most village halls and many school halls in Mid Wales have a stage, and it is usually in worse condition than the main floor. Scenery has been dragged across it, screws have been driven in for every production and layers of black paint sit over timber that has never been sealed.
A stage floor needs a level, matt, non slip surface that takes a set being built on it without splintering. We repair the boards, fill and plug old fixings, sand the surface flat and apply a matt seal or a black stage finish depending on how the space is used.
Because the stage is part of the same room, we do it in the same visit as the hall floor, which adds little to the programme and gives the whole space a finished look.
A screen and recoat lightly abrades the existing seal and applies a fresh top coat. It takes a day or two, costs a fraction of a full refinish and restores grip and appearance while the seal is worn but still intact. Done every two to three years it keeps a floor in good order almost indefinitely.
A full sand takes the floor back to bare timber, removes all staining, deep scratches and old markings and rebuilds the finish from the first coat. It is needed roughly every ten years, or sooner where the seal has worn through and dirt has got into the wood.
The judgement is made at survey. For a hall in a remote part of Mid Wales the aim is to get onto the recoat cycle so a full sand is needed as rarely as possible.
Mid Wales work reaches us mainly from school sports halls, community leisure centres and a very large number of village and church halls.
Journeys across the region take considerably longer than the map suggests, so we plan this work as continuous blocks and bring everything with us: machinery, abrasives, coatings and spares. Nothing can be collected in the afternoon, which means the whole job has to be worked out before we set off. That makes these projects more tightly planned than a job close to base, not less.
School halls are the largest group, and in many communities the school hall is the principal indoor sports space for the surrounding area, so it takes curriculum sport, club training and community lettings on the same floor.
Village and church halls are the second group and there are a great many. Those timber floors are usually far better than they look under decades of polish, with plenty of board depth left.
Where several facilities are considering work, sequencing them into one trip makes a real difference to cost.

The most common is a school hall doubling as the community sports facility, taking curriculum use, club training and evening lettings on the same floor. That volume wears a finish considerably faster than the timetable suggests, and those halls often arrive well overdue.
The second is village and church halls where decades of polish sit over a sound timber floor. Removing that build up chemically before sanding is essential and is the step most often omitted from cheaper quotations.
The third is moisture in older buildings that are unheated for long periods and then used intensively. We take readings as a genuine diagnostic step, because a finish over a damp floor fails regardless of how well it is applied.
Sequencing several halls into one visit makes the work considerably more affordable for everyone involved.
Nine times out of ten it is a layer of polish, cleaning residue or dust sitting on the seal, not the seal itself. The fix is a deep clean with the right product and a change to the routine. Where the seal has worn smooth in the traffic lanes, a recoat restores the grip.
Yes. We identify the species, board width and grade, source matching timber and let it acclimatise in the hall before fitting. Once the whole floor is sanded and sealed together the new boards blend in, and the colour evens out within a few months of use.
A localised soft or hard spot is a failure in the structure under the boards: a crushed pad, a split batten or a cradle that has lifted from the slab. Boards are taken up over that area, the component is replaced and the floor is refitted flush.
That is almost certainly Granwood, a composite of wood flour and cement laid in bitumen. It cannot be sanded, but it can be cleaned back mechanically, repaired and finished with a specialist coating that restores colour and grip. We check the bitumen for asbestos before disturbing it.
Yes. A site specific RAMS, COSHH information for every coating and copies of our insurance certificates are issued with the order. Our team carry DBS certificates. If your trust or council uses its own contractor induction forms we complete those too.
No. Gloss shows every scuff, glares under modern lighting and makes a clean floor look dirty. We recommend a satin sheen in a two pack polyurethane, which gives reliable grip, hides minor wear between recoats and looks well kept for far longer.
